The key question is if there is <strong>enough land available<\/strong> for building. The forecast regarding this matter is not very optimistic. It is estimated that in a few years\u00b4 time the building land in Madrid will be used up. This is due to the <strong>recovery of real estat<\/strong>e. New housing units are in short supply in Madrid. Hence the fact that in some areas there has been an increase in the price. For instance, the price of housing has risen 3% in the centre of Madrid and 2% in areas such as Barrio de Salamanca, Retiro and Chamber\u00ed. <strong>The centre and the north-western part of Madrid<\/strong> are the most requested areas, whereas the southern part is not. A year later, <strong>in 2014<\/strong>, it increased to <strong>740 million euros<\/strong>, which is 200% more than the previous year. If we take into account this fact, we can foresee that new housing will be sold out rather quickly because in <strong>the first three months of 2015<\/strong>, <strong>200 million euros<\/strong> have already been invested. The most appealing housing unit must have the following characteristics: it must be well located and built with excellent materials as well as having an attractive plan.
