The 2016 edition of <strong><a href=\"http:\/\/simaexpo.com\/\" target=\"_blank\">Sal\u00f3n Inmobiliario Internacional de Madrid (SIMA)<\/a><\/strong>, has allowed us to <strong>gauge the mood of the Spanish real estate market<\/strong> and therefore, to draw important conclusions. We must highlight the analysis carried out by <a href=\"https:\/\/www.tinsa.es\/\" target=\"_blank\">Tinsa<\/a>, a society specialized in making valuations of <strong>the price of housing in the Madrid Autonomous Community<\/strong>. We will base our study of the situation concerning the <strong>real estate market in Madrid<\/strong> on these valuations. Hence, we will see which are the municipalities <strong>most in demand<\/strong> and which have undergone a fall in demand.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-27763\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2016\/12\/01-madrid-1.jpg\" alt=\"housing in the Madrid autonomous community\" width=\"650\" height=\"454\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2016\/12\/01-madrid-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2016\/12\/01-madrid-1-300x210.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>THE MUNICIPALITIES WHICH ARE THE MOST AND THE LEAST IN DEMAND<\/strong><\/p>\n<p class=\"p1\">The facts and figures of the third term of 2016, carried out by Tinsa, in relation to <strong>real estate demand in the Community of Madrid<\/strong>, show that the most sought after municipalities are Torrej\u00f3n de Ardoz (9,9%), Villanueva de la Ca\u00f1ada (9,6%), Legan\u00e9s (9,2%) and Velilla de San Antonio (8,8%). These aforementioned percentages, in brackets, refer to <strong>the year-on-year development of each municipality<\/strong>. On the other hand, the ones which are least in demand are Guadarrama (-10,4%), San Agust\u00edn de Guadalix (-9,1%), Arroyomolinos (-6%) and Colmenar Viejo (-4,5%). All these municipalities have suffered the consequences of <strong>the housing bubble<\/strong>. <strong>Madrid accounts for 5,4%<\/strong>, a figure which is halfway between both extremes.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-27764\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2016\/12\/02-madrid-1.jpg\" alt=\"housing in the Madrid autonomous community\" width=\"650\" height=\"453\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2016\/12\/02-madrid-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2016\/12\/02-madrid-1-300x209.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>2016: A POSITIVE DEVELOPMENT IN REAL ESTATE<\/strong><\/p>\n<p class=\"p1\">Tinsa shows that the year-on-year development of <strong>the Community of Madrid is 4,8%<\/strong> and a value of 1.711\u20ac per square metre. This means that real estate has undergone <strong>a positive development in 2016<\/strong>. However, we must point out that the value in real estate continues being <strong>less than in 2007 which was the height of the housing bubble<\/strong>. At that time, housing in the Community of Madrid was nearly 45% more expensive than nowadays. If we compare <strong>prices per square metre<\/strong> we can say that the municipality of Pozuelo de Alarc\u00f3n is the most expensive one with a price of 2.355\u20ac per square metre. Majadahonda costs 2.335\u20ac per square metre<span class=\"Apple-converted-space\">\u00a0 <\/span>and the capital Madrid, 2.155\u20ac per square metre. Tinsa estimates that <strong>in the Community of Madrid it takes around 8 months to sell a house<\/strong>. Whereas, in other parts of Spain it takes two more months.<span class=\"Apple-converted-space\">\u00a0 <\/span>How will prices develop in the Community of Madrid?
