However, we must point out that there are <strong>two clearly differentiating factors<\/strong> which have <strong>different rhythms<\/strong>. Generally speaking, <strong>the northern and the western regions of Madrid<\/strong> <strong>stand out against the rest<\/strong> due to their constant activity supported by <strong>an incessant market demand<\/strong>. We can even say that some municipalities located in the north and the west of Madrid are <strong>running out of stock regarding housing<\/strong> as it is becoming more and more difficult to buy new housing there. On the other hand, <strong>the southern part is the exact opposite<\/strong>. Here, few real estate deals are carried out or they follow a much slower pace. <a href=\"https:\/\/www.estateone.biz\/blog\/housing-madrid-autonomous-community\/?lang=en\" target=\"_blank\">We have already written about the situation regarding housing in the Community of Madrid at the end of 2016<\/a>. In that article, we mentioned that there had been a positive development throughout that year. In 2017, the cost consultant company Tinsa, shows with facts and figures that <strong>the sale of new housing is booming<\/strong> even though there is a <strong>great difference depending on the area<\/strong>.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-28319\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/06\/01-vivendanueva-1.jpg\" alt=\"New housing in the Community of Madrid\" width=\"650\" height=\"426\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/06\/01-vivendanueva-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/06\/01-vivendanueva-1-300x197.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>DIFFERENCES DEPENDING ON THE AREA<\/strong><\/p>\n<p class=\"p1\">According to the facts and figures shown by Tinsa, there are <strong>five municipalities <\/strong>in the Community of Madrid where <strong>a large number of new housing<\/strong> <strong>that comes onto the market is sold<\/strong>. These are Alcobendas, Tres Cantos, Pozuelo de Alarc\u00f3n, Torrej\u00f3n de Ardoz and San Sebasti\u00e1n de los Reyes. <strong>Alcobendas stands out against the rest<\/strong> as it<span class=\"Apple-converted-space\">\u00a0 <\/span>boasts about not selling only 3,4 % of its new housing. This fact makes the town<strong> the number one in all the community regarding new housing sales<\/strong>. The <strong>second town is Tres Cantos<\/strong><span class=\"Apple-converted-space\">\u00a0<\/span>with a surplus of nearly 4%, whereas the other three aforementioned municipalities have 7,5% of unsold new housing. These figures prove what we have already said, and thus we can see a steady stream of deals which take place in several municipalities in the northern and western area of the community. On the other hand, we must point out that <strong>Aranjuez has a hard time selling new housing<\/strong>: more than 41% of its new housing is not sold. Nevertheless, in 2015 it was more than 64%, so we can state that <strong>there has been a reactivation in that area, in spite of the low figures in sales<\/strong>. Arroyomolinos and Fuenlabrada come next with 32,5% and 30,8% respectively of unsold new housing.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-28320\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/06\/02-vivendanueva-1.jpg\" alt=\"New housing in the Community of Madrid\" width=\"650\" height=\"446\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/06\/02-vivendanueva-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/06\/02-vivendanueva-1-300x206.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>THE OVERALL BALANCE<\/strong><\/p>\n<p class=\"p1\">According to Tinsa, the <strong>overall balance of unsold new housing since 2008 in the Community of Madrid<\/strong>, is slightly above 16%. Nationwide, this figure amounts to 21,4% which shows that <strong>Madrid improves the national average<\/strong>. However, if we want to reduce these figures there is still a long way to go. Experts state that in order to achieve this, <strong>a key factor is to boost financing policies<\/strong> which will enable the consumer to buy new housing.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>So far in 2017, in the Community of Madrid new housing sells well.
