We are not surprised by this striking increase as we have become aware of t<strong>he high demand of rental housing in Spain nowadays<\/strong>. <a href=\"https:\/\/www.estateone.biz\/blog\/rental-housing-re-emerges\/?lang=en\" target=\"_blank\">In this blog, we already wrote about the <strong>re-emergence of rental housing in Spain<\/strong><\/a> after a long lethargy, a fact which has led to <strong>an important increase in prices<\/strong>. Nevertheless, we are still far from the figures in other European countries. Undoubtedly, <strong>rental housing in Spain is on the rise<\/strong> and this year, Barcelona has become the most expensive city of all.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-28677\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/10\/01-precioalquiler-1.jpg\" alt=\"rental housing in Spain\" width=\"650\" height=\"608\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/10\/01-precioalquiler-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/10\/01-precioalquiler-1-300x281.jpg 300w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/10\/01-precioalquiler-1-535x500.jpg 535w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>FACTS AND FIGURES<\/strong><\/p>\n<p class=\"p1\">According to a recent survey, <strong>Barcelona has the highest rental price per square meter in Spain<\/strong> and it is very much ahead of the rest of the cities, amounting for monthly <strong>15,14\u20ac per square meter<\/strong>. We must point out that <strong>among the five most expensive towns, four of them are in the region of Barcelona<\/strong>, except for Ibiza. Barcelona is followed by <strong>Sant Cugat del Vall\u00e9s<\/strong> and <strong>Castelldefels<\/strong> their price being respectively <strong>13,61\u20ac and 13,58\u20ac<\/strong> per square meter. <strong>Ibiza<\/strong> is in fourth place (<strong>13,23\u20ac<\/strong> per square meter), and <strong>Sitges<\/strong> comes fifth (<strong>12,82\u20ac<\/strong> per square meter). <strong>Madrid<\/strong> is in sixth place with a monthly rental price of <strong>12,81\u20ac<\/strong> per square meter. We must take into account that <strong>the average price in Spain has risen 10%<\/strong>. Nowadays, it has increased 8\u20ac per square meter, a fact which takes us to the 2011 prices. According to market analysts this was predictable, as can be expected in the circumstances of the improvement in our economy. Nevertheless, they also state that <strong>it would be necessary to take measures in order to offer a reasonable rental price<\/strong> so as to make this option more feasible. Regarding rental housing prices, <strong>Spain is still much more expensive than other European countries<\/strong>. We must bear in mind this fact in order to try to equal the prices offered in the rest of Europe.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-28678\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/10\/02-precioalquiler-1.jpg\" alt=\"rental housing in Spain\" width=\"650\" height=\"412\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/10\/02-precioalquiler-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2017\/10\/02-precioalquiler-1-300x190.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>CATALONIA AND MADRID BRING ABOUT THE INCREASE IN PRICES<\/strong><\/p>\n<p class=\"p1\"><strong>Rental prices in Spain<\/strong> have, in general, increased and <strong>the two regions which have brought about this increase are Catalonia and Madrid<\/strong>. These two regions account for<strong> 40% of the demand of rental housing in Spain<\/strong>. As for rental prices in the Autonomous Communities, <strong>Catalonia comes first<\/strong> (monthly <strong>11,96\u20ac<\/strong> per square meter). Next comes the <strong>Community of Madrid<\/strong> (monthly <strong>11,36\u20ac<\/strong> per square meter). After, <strong>the Basque Country<\/strong> (monthly <strong>10,59\u20ac<\/strong> per square meter), and in fourth place <strong>the Balearics<\/strong> (monthly <strong>10,05\u20ac<\/strong> per square meter). There has been <strong>a large increase in the demand of rental housing<\/strong>. However, <strong>the offer is very limited<\/strong> and this has exerted an upward pressure on prices. This trend, common to all Spanish regions, started in 2015.
