Some weeks ago, we wrote, in this blog, that <strong><a href=\"https:\/\/www.estateone.biz\/blog\/housing-deals-make-great-strides-in-2018\/?lang=en\" target=\"_blank\">housing prices had made great strides right from the beginning of 2018<\/a>.\u00a0<\/strong>In that article, we said that the <a href=\"http:\/\/www.ine.es\/\" target=\"_blank\"><strong>Instituto Nacional de Estad\u00edstica<\/strong><\/a>, stated that in Spain in January 2018, there had been <strong>an increase of more than 23%<\/strong> with regard to January 2017. This figure reveals that <strong>real estate experts had not been mistaken<\/strong> when at the end of last year they had predicted that <a href=\"https:\/\/www.estateone.biz\/blog\/housing-in-2018-good-forecast\/?lang=en\" target=\"_blank\"><strong>2018 would be a good year for Spanish Real Estate<\/strong><\/a>.<span class=\"Apple-converted-space\">\u00a0<\/span>At present, the cost <a href=\"https:\/\/www.tinsa.es\/\" target=\"_blank\">consultant company Tinsa<\/a>, has provided new facts and figures regarding the <strong>price of Spanish housing in the first term of 2018<\/strong>. These facts and figures show<strong> an increase of 3,8% in housing prices during this period<\/strong>. After this rise, the average price of housing in Spain during the first term of 2018 is <strong>1.285\u20ac per square metre<\/strong>.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-29224\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/01-subida-1.jpg\" alt=\"Housing prices on the rise\" width=\"650\" height=\"652\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/01-subida-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/01-subida-1-150x150.jpg 150w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/01-subida-1-300x300.jpg 300w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/01-subida-1-498x500.jpg 498w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>MADRID AND MAJORCA, AT THE HEAD<\/strong><\/p>\n<p class=\"p1\">During these last months, the general tone has been <strong>a rise in housing prices<\/strong>. Some time ago, we wrote an article showing that <a href=\"https:\/\/www.estateone.biz\/blog\/urban-land-price-is-on-the-increase\/?lang=en\" target=\"_blank\"><strong>the prices of urban land in Spain are on the rise<\/strong><\/a>. We also stated that <strong>Madrid had the highest prices<\/strong> and according to the Tinsa report, this fact still prevails. Regarding housing, <strong>Madrid and Majorca are at the head<\/strong>. If we look at <strong>housing price increase during the first term of 2018<\/strong> and we compare it with the same period in 2017, <strong>Madrid comes first with 17%<\/strong> and <strong>Majorca comes second with 14,7%<\/strong>. Both figures are very significant if we compare them with <strong>the national average which does not reach 4%<\/strong>. The next two cities on the list are <strong>Barcelona with an increase of 11%<\/strong> and <strong>Pamplona with 10,4%<\/strong>. The Tinsa report shows that even though <a href=\"https:\/\/www.estateone.biz\/blog\/flats-are-sold-at-full-speed\/?lang=en\" target=\"_blank\"><strong>houses have been sold at great speed<\/strong><\/a>, at present, <strong>the average time-range for the selling is 8,3 months<\/strong>. In the last term of 2017, the average selling time was 8,6 months. <strong>Currently, in Madrid<\/strong>, the estimated time-range for <strong>the selling of real estate is 2,4 months<\/strong>, which is less than it was during the last term of 2017 that was 2,8 months. As for Barcelona, the time-range for the selling of real estate is 4,8 months.<\/p>\n<p class=\"p1\"><img loading=\"lazy\" class=\"alignnone size-full wp-image-29225\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/02-subida-1.jpg\" alt=\"Housing prices on the rise\" width=\"650\" height=\"449\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/02-subida-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2018\/04\/02-subida-1-300x207.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/p>\n<p class=\"p1\"><strong>MADRID: AN IMPORTANT REVALUATION<\/strong><\/p>\n<p class=\"p1\">According to the Tinsa report, t<strong>he revaluation that has taken place in many districts in Madrid<\/strong> is a very striking fact. During the previous year, <strong>15 out of 21 districts in Madrid have undergone revaluation<\/strong>. It is estimated that in these districts<strong> the average housing price has increased more than 10%<\/strong>. <strong>Barrio de Salamanca<\/strong> comes first of all with an increase of 23% (exactly <strong>22,9%<\/strong>). It is followed by <strong>Moratalaz with 22,3%<\/strong> and <strong>Centro with 20,8%<\/strong>. In these three districts, <strong>the housing price per square metre is more than 4.000\u20ac<\/strong>. We must point out that it is remarkable that <strong>in Barrio de Salamanca the housing price per square metre stands at 4.734\u20ac<\/strong>. It is undeniable that the most demanded districts in Madrid are reaching <strong>prices which were inconceivable some years ago<\/strong>. In this respect, some experts have given a warning about <strong>a possible new housing bubble<\/strong>. However, <a href=\"https:\/\/www.estateone.biz\/blog\/fear-of-new-housing-bubble\/?lang=en\" target=\"_blank\"><strong>a large number of market analysts have ruled out this possibility<\/strong><\/a>.
