Another worry of Spanish landlords\/landladies is squatting and the limits to rent level. However, <strong>the greatest concerns are the tenant\u00b4s non-payment and the misuse of the house<\/strong>. This is what consultancies of the real estate sector have recently shown. In point of fact, we are not talking about anything new, as these two issues have always been a headache for the Spanish owner who decides to rent his\/her property. Both situations, <strong>the non-payment and the damage to the house are a double problem for the owners<\/strong>: on the one hand, t<strong>he financial loss that this implies<\/strong> and also <strong>the emotional strain of dealing with these types of situations<\/strong>. We must take into account that if the owner makes a legal attempt there is usually not a quick legal resolution and the process of law will probably last for months ( sometimes even more than one year )and, in addition, involving uncertainty to those that endure this situation. Unlike other <strong><a rel=\"noreferrer noopener\" aria-label=\"countries that have laws that deal with these problems, as for instance in the Netherlands (abre en una nueva pesta\u00f1a)\" href=\"https:\/\/www.estateone.biz\/blog\/the-netherlands-shield-themselves-from-the-squatting-phenomenon\/?lang=en\" target=\"_blank\">countries that have laws that deal with these problems, as for instance in the Netherlands<\/a><\/strong>, in Spain we do not have laws that rule these issues on a quick and effective way. This is the reason why, <strong>on the part of the owner, there exists a feeling of helplessness when having to face these situations<\/strong>.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"650\" height=\"461\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/05\/01-temores-2.jpg\" alt=\"The fears of renting a house\" class=\"wp-image-32806\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/05\/01-temores-2.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/05\/01-temores-2-300x213.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/figure>\n\n\n\n<h2>MEASURES OF COURSE, YET WITH COMPENSATIONS<\/h2>\n\n\n\n<p>Owners are aware of the fact that <strong>the future law on housing<\/strong> (always in the horizon and always hanging by a thread given the difficulties in reaching agreements that could push through this law) <strong>could be a turning point for renting in Spain<\/strong>. According to the latest work carried out by different consulting firms (in all, 800 small owners were interviewed), <strong>six out of ten owners expressed unease with a possible State intervention regarding renting<\/strong>. Furthermore, 60% of the owners of rented property believe that if the State takes action on the matter by means of <strong>limiting rental prices or by carrying out anti-eviction measures, then the rental market would suffer and the housing offer would drop<\/strong>. This does not mean that the owners refuse to accept any type of State intervention, but <strong>they want to get in return, for accepting the measures, compensations<\/strong>. Nearly 70% of the owners advocate for <strong>receiving tax incentives<\/strong>, and 75% of them are in favour of <strong>accelerating the expulsion of the tenants in the event of breach of contract<\/strong> (naturally, provided that the court has previously passed sentence). Furthermore, 73% of them advocate for <strong>being able to consult the history of defaults of the tenant before renting the property<\/strong>.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"650\" height=\"465\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/05\/02-temores-1.jpg\" alt=\"The fears of renting a house\" class=\"wp-image-32807\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/05\/02-temores-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/05\/02-temores-1-300x215.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/figure>\n\n\n\n<h2>OWNERS GIVE AN OPINION<\/h2>\n\n\n\n<p>It is interesting to know that according to many interviews, <strong>62% of the owners stated that the prices of rental housing are high and even very high<\/strong>. Likewise, <strong>78% of them think that if the notice of eviction, in the event of non-payment, was reduced then this would help lowering the prices of rental housing<\/strong>. On the other hand, <strong>68% of the owners are against the Decree-Law 37\/2020 which cancels the eviction proceedings during the state of alarm<\/strong>. In addition, <strong>62% of the owners believe that the two-month guarantee, currently taken over by the tenant, is insufficient<\/strong>.
