We refer to <strong>the millennial buyers with high purchasing power <\/strong>that have emerged in 2021 and positioned themselves as <strong>being a reference regarding investments on top-of-the-line real estate<\/strong>. The recent <strong>report <em>Nuevo Lujo<\/em><\/strong> <strong>of the real estate company VIVA Sotheby\u00b4s International Realty<\/strong> gives evidence of this fact and reveals that <strong>millennial buyers have played the leading part in 2021 in relation to high standing properties<\/strong>. According to this report, <strong>26% of high standing property transactions carried out in Spain in 2021 were made by these kind of buyers<\/strong>. The report also states that <strong>the average price of these deals were close to four million euros<\/strong> (specifically 3.800.000 euros), and they were made by domestic and foreign investors. Some experts talk about <strong>a new era in relation to our houses<\/strong> and the facts and figures of this report confirm this statement. <strong>The emergence of millennial buyers of high standing property <\/strong>has led to <strong>a change in the real estate market<\/strong> which has never been seen before in Spain.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"650\" height=\"434\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/12\/01-lujo-1.jpg\" alt=\"A new kind of buyer in the luxury real estate sector\" class=\"wp-image-33251\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/12\/01-lujo-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2021\/12\/01-lujo-1-300x200.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><figcaption>In Spain in 2021, 26% of high standing properties were purchased by millennials<\/figcaption><\/figure>\n\n\n\n<h2>YOUNG ENTREPRENEURS WITH HIGH PURCHASING POWER<\/h2>\n\n\n\n<p>The profile of the 26% buyers of high standing property transactions corresponds to <strong>young entrepreneurs of around 35 years old who have been successful in moving their businesses forward<\/strong> being generally in the <strong>technological sector<\/strong>. It is about ambitious investors who are well aware of what they want and demand <strong>exclusive properties where the materials must be top quality so as to create the user\u00b4s comfort<\/strong>. Even though they are buyers with high purchasing power, they are meticulous when it comes to looking for property and they do not mind<strong> spending as much time as is necessary in order to get what they really want<\/strong>. They are therefore, very ambitious and well prepared buyers who are also very much aware of the effort it takes to create a successful company and thus <strong>do not comply with properties that do not fulfil the conditions they are looking for<\/strong>. They especially <strong>give value to the location of the property<\/strong> and in addition, as they are young investors who have grown up among new technologies, <strong>they regard home automation or domotic as a fundamental issue<\/strong>. They also <strong>want the property to be committed to sustainability and to be respectful of the environment<\/strong>. According to the <em>Nuevo Lujo<\/em> report, <strong>high standing millennial investors look for properties with large open spaces and garden areas that allow for social life<\/strong> as well as <strong>practicing sports and other activities in the open air<\/strong>. Health is a basic issue for these kind of buyers and this is why they <strong>value so much the space and the leisure areas of the property.<\/strong> They also look for <strong>diaphanous and spacious rooms<\/strong> that can create <strong>the perfect atmosphere for rest and relaxation<\/strong> thus demanding <strong>comfortable and cosy properties<\/strong>. Within this percentage, up to 88% of them plan to use this investment as their habitual residence. These facts and figures infer, as is obvious, that l<strong>uxury real estate market has among millennials an important niche<\/strong>. However, in order that they become customers, <strong>it is necessary to be able to offer them products that fulfil their demands<\/strong>.
