This is the conclusion that has been drawn by <strong>the real estate portal Idealista<\/strong> in a study published this last August where the 100 most expensive localities in Spain to purchase or rent property were analyzed. According to this study, <strong>Benahav\u00eds<\/strong> (M\u00e1laga), <strong>Calvi\u00e1 <\/strong>(the Balearics) and <strong>Marbella<\/strong> (M\u00e1laga), are the three most expensive Spanish localities in which to buy or rent property. In these places, <strong>a house costs an average amount of more than a million euros<\/strong> <strong>and the rental is around 2.800 euros per month<\/strong>. <strong>Benahav\u00eds<\/strong> is the most expensive locality in our country as <strong>purchasing a house costs around two million euros<\/strong> (exactly an average amount of <strong>1.800 millions<\/strong>). Next comes <strong>Calvi\u00e1 <\/strong>where <strong>property costs 1,4 million euros<\/strong> and a little bit behind is <strong>Marbella<\/strong> where <strong>purchasing a house may require a disbursement of 1,1 million euros<\/strong>. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"650\" height=\"432\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/01-municipios-1.jpg\" alt=\"The most expensive municipalities to purchase or rent housing\" class=\"wp-image-33703\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/01-municipios-1.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/01-municipios-1-300x199.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><figcaption>Benahavis is the most expensive municipality in Spain to purchase or rent a hous<\/figcaption><\/figure>\n\n\n\n<p>In the next municipalities that are mentioned in the study, the cost of housing is below one million euross. This is the case of <strong>Sotogrande<\/strong> (C\u00e1diz), where <strong>the average cost of a house is 865.603\u20ac<\/strong>. Houses in <strong>J\u00e1vea<\/strong> (Alicante) fetch an average price of <strong>721.003\u20ac<\/strong>, <strong>Sitges<\/strong> (Barcelona) <strong>681.456\u20ac<\/strong> and <strong>Ibiza<\/strong> (the Balearics) <strong>681.100\u20ac<\/strong>. Away from the Mediterranean and in twelfth place is<strong> Getxo<\/strong> (Vizcaya) with an average price of <strong>524.445\u20ac<\/strong>. Below this price and in 17th place is <strong>Madrid<\/strong> with an average housing price of <strong>413.111\u20ac<\/strong>. <strong>Barcelona<\/strong> stands in 21st place with an average housing price of <strong>349.052\u20ac<\/strong>. If we take a look at <strong>housing demand<\/strong> (that is, the municipalities where the demand for the purchase of housing is highest), the study shows that <strong>Madrid is the top destination choice<\/strong> followed by <strong>M\u00f3stoles, Alcal\u00e1 de Henares, Zaragoza, Las Palmas de Gran Canaria, Santa Cruz de Tenerife and Valencia<\/strong>. It strikes us that <strong>Barcelona<\/strong> does not appear until the <strong>14th place<\/strong>, just after <strong>San Sebasti\u00e1n<\/strong>. However, it does not surprise us that Madrid stands first place although it does strike us that two localities in the Canary Islands, Las Palmas de Gran Canaria and Santa Cruz de Tenerife are in fifth and sixth position respectively. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"650\" height=\"366\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/02-municipios.jpg\" alt=\"The most expensive municipalities to purchase or rent housing\" class=\"wp-image-33704\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/02-municipios.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/02-municipios-300x169.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><figcaption>The Balearic Islands is most preferred by high standing real estate buyers<\/figcaption><\/figure>\n\n\n\n<h2>THE RENTAL MARKET<\/h2>\n\n\n\n<p>In relation to the <strong>rental market<\/strong>, there are <strong>five municipalities that go beyond an average rental price of 2.500 euros per month<\/strong>. These are <strong>Banahav\u00eds<\/strong> (<strong>4.014\u20ac<\/strong> per month), <strong>Marbella<\/strong> (<strong>3.135\u20ac<\/strong> per month), <strong>Calvi\u00e1<\/strong> (<strong>2.881\u20ac <\/strong>per month) and <strong>Sotogrande <\/strong>(<strong>2.522\u20ac<\/strong> per month). <strong>Barcelona <\/strong>stands in twelfth place with a monthly price of <strong>1.324\u20ac<\/strong>, whereas <strong>Madrid<\/strong> is in fourteenth place with a monthly rental price of <strong>1.234\u20ac<\/strong>. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"650\" height=\"487\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/03-municipios.jpg\" alt=\"Renting a house in Marbella costs an average amount of 3.135 euros per month\" class=\"wp-image-33705\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/03-municipios.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/03-municipios-300x225.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><figcaption>Renting a house in Marbella costs an average amount of 3.135 euros per month<\/figcaption><\/figure>\n\n\n\n<p>In total, there are <strong>25 municipalities in Spain with an average rental price of more than 1.000\u20ac<\/strong> per month. If we take a look at rental demand, then we see that <strong>the most demanded locality is Hospitalet de Llobregat<\/strong> (Barcelona) and it is followed by <strong>Denia<\/strong> (Alicante), <strong>Torrevieja<\/strong> (Alicante), <strong>Vitoria<\/strong> (\u00c1lava), <strong>Badalona<\/strong> (Barcelona), <strong>Torremolinos<\/strong> (M\u00e1laga) and <strong>Torrent<\/strong> (Valencia). <strong>Barcelona<\/strong> stands in ninth place, whereas <strong>Madrid<\/strong> has ranked down to number 52 due to the enormous demand of the coastal areas in this term. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" width=\"650\" height=\"434\" src=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/04-municipios.jpg\" alt=\"The most expensive municipalities to purchase or rent housing\" class=\"wp-image-33706\" srcset=\"https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/04-municipios.jpg 650w, https:\/\/www.estateone.biz\/blog\/wp-content\/uploads\/2022\/09\/04-municipios-300x200.jpg 300w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><figcaption>Renting a house in Ibiza costs an average amount of 2.815 euros per month<\/figcaption><\/figure>\n\n\n\n<h2>YEAR-ON-YEAR RISE IN HOUSING PRICES AND RENTALS<\/h2>\n\n\n\n<p>If we compare facts and figures with those of the first term of the year, we can see that <strong>housing prices have undergone an annual growth of 3,3% and rentals 4,8%.<\/strong> On the other hand, <strong>the gross return when purchasing a house with renting it in mind, has reached 7,2%<\/strong> in this second term a fact which implies <strong>a rise of one tenth with regard to the same period of last year<\/strong>.<\/p>\n\n\n\n<p><strong>Picture 01:<\/strong> <a rel=\"noreferrer noopener\" href=\"https:\/\/www.flickr.com\/photos\/26528022@N07\/\" target=\"_blank\">Pablo Monteagudo<\/a> <\/p>\n","protected":false},"excerpt":{"rendered":"<p>In Spain, during the second term of this year, the most expensive municipalities to purchase or rent housing were located in the Mediterranean coast and in the Balearic Islands.
