As a result of the pandemic, detached houses are gaining prominence in the real estate market. The coronavirus has disrupted our lives and in addition to causing changes at a sanitary, economic and work level, it has also changed the profile of the homebuyer. Some weeks ago in this blog, we wrote an article about how the luxury housing buyer has undergone a change. However, the changes that have taken place in the housing world have not only been limited to homebuyers of high standing property. When we said that the confinement was responsible for a new housing model, we were merely echoing this tendency which is gaining weight day by day, and where the homebuyer does not strive to achieve purchasing a house in the centre of a great city. Teleworking has opened a wide range of possibilities that did not exist months ago and so, at present, it is not really necessary to have property in the centre of a large city. Currently, it is possible to work from home and this fact has greatly benefited detached houses which have become more and more in demand as they enable us to have the space which we did not have before.

AN EXPONENTIAL INCREASE

There are times when life makes us see things in a different way probably because, previously, we had not even thought about them. This has happened with many homebuyers who after receiving the news that they could work from home realized that the space they had in their house was insufficient. Before the pandemic, the day to day hectic life with the journeys to and from work as well as all the hours spent at the office, did not allow for any thoughts or considerations about the space that was available at home. Nowadays, this has changed and one of the main consequences regarding this change is the exponential increase in the demand for detached houses. Terraces, swimming pools and common areas are much more valued than before. Housing investors take into account the search for property outside a large city if this means gaining space and quality of life. We can say that the eruption of the coronavirus has also shaken the real estate world and has made detached and semi-detached houses become the great beneficiaries of this change. According to a report carried out by the General Council of Notaries, in Spain regarding the sale of detached houses, there has been an increase of nearly 26% in September and of above 13% in October in comparision to last year. It is a very significant rise if we take into account that, previously, detached houses were minority products in the residential market.

A CHANGE: BUT FOR HOW LONG?

The change that has taken place in the real estate sector is unquestionable. But how long will it last for? What will happen when this health crisis is definitively overcome? According to some real estate experts, the boom of detached houses is an unswerving tendency that may, at least, last for five years. This shows how this kind of property has sparked the interest of the current homebuyer making it not just a passing trend. These experts state that the trend of searching for more spacious detached houses had already been forged before the coronavirus, and this same virus just triggered it off and sped up the process. In this regard, Madrid and Barcelona are no longer so much in demand by investors because the search for detached houses in these large cities is much more difficult than in others. In any case, we will see how everything develops when at last we overcome the pandemic.
