Good data for our residential market

At the close of the first quarter of 2022, good data for our residential market will have been registered. Experts were not mistaken when, some weeks ago, they predicted that the forecast to close the first quarter of the year would increase a year-on-year figure of up to 136% (this is a record of more than 3.700 million euros). These facts and figures were recently pointed out by the real estate consultancy firm JLL which also mentioned that the rental residential sector would benefit the most at the end of the first quarter of the year, even exceeding other sectors which, not long ago, used to register the best data in Spain, as was the case of commercial premises and offices. In this blog we wrote an article about the Spanish residential market which is currently very active; prices have increased considerably in only one year and the purchase and sale of housing has recently reached its upper limit as it has registered the best data in 14 years. According to the consultancy firm JLL, the build to rent concept will play a decisive role throughout 2022. Some time ago in this blog, we wrote an article about the build to rent concept which is a new form of real estate that is growing a lot in Europe and that consists of investing in new housing so as to later on make this investment profitable through the rent. According to this consultancy firm, the funds (especially the international ones) and the real estate developers are encouraging this type of market in our country. This has been a key factor to making the real estate market reach such good figures this first quarter of the year.

RETAIL, OFFICES AND HOTELS EXPECT A PRETTY GOOD YEAR

In addition to logistics (it is expected that in 2022 investment on these sectors can reach record numbers), this year can be important for investments in hotels, a sector which has gone through very difficult times because of the health crisis. It is calculated that last year in Europe there was a capital of 76.000 million euros ready to be invested in hotels. It is a true fact that the pandemic has, during months, completely paralyzed this type of industry. However, things have improved considerably from a sanitary point of view and it is a general belief that his year tourism will regain its significance. According to the expectations of this consultancy firm, retail and offices will become important with an improvement of 113% and 48% respectively. The forecast for Madrid with regard to the growth of investments related to offices, strongly attracts our attention as this is expected to increase up to 495%, meaning an important boost for the capital in this sector.

GOOD EXPECTATIONS FOR 2022

This year 2022, we can say that the Spanish real estate market has a very encouraging scenario. Only a year ago, nobody would have thought that the figures that were registered would reach those numbers. The figures of 2021 greatly improved those of the previous year and according to experts, the year 2022 will do likewise as regards 2021. In point of fact, during the first quarter of this year investment levels have been recovered and have reached those that existed before the pandemic, even to the point of setting the best registered in five years. We are living in turbulent times, because when we are starting to overcome the health crisis, the war that Russia has declared has, once again, caused the economic foundations to shake in all the world. Nonetheless and in spite of this, our real estate system withstands. In 2021, investments in our country grew more than 40%: let us see what happens in 2022 even though it is an undeniable fact that, for the time being, a good start has been made.
