2014, Housing shows winds of change

The year 2014 will be remembered as the year when the Spanish housing market started a slow recovery for the first time in many years. During the last six years, the housing market in Spain had decreased unceasingly year after year. Fortunately, the situation seems to have changed. We will analize the figures of 2014 and we ask you to be optimistic, even though we still have to be cautious.

A NEW CYCLE

Although we still do not dare to consider stabilization, we must be aware of the fact that the housing market statistcs are positive. Therefore, we believe that a new cycle begins in our country. In 2014, there has been an increase of 1.34% in the third term. It has been the first one in seven years. This gives us hope.

The sale and the building of houses begin a slight recovery. The prices seem to have stabilized and in some cases they have even increased. This had not happened since 2008. The price adjustments of housing is the reason why we believe we are starting a new cycle.

THE MARKET BRIGHTENS UP

Spanish people have started to buy houses again, after having been at a standstill since 2008. This is what the 2014 survey shows. If this tendency continues throughout 2015, we can state that , at last, there is a recovery concerning housing.

The Madrid market has been the most successful in Spain. The adjustment in the prices and the granting of mortgage loans have been decisive steps to achieve this. According to statistics, the licenses to build new houses increased 5.4% in relation to the same period in 2013. We truly hope thatthis steady increase continues and that we can confirm the growth of the Spanish real estate market.
