The business world of tourist rental housing

TOURIST RENTAL HOUSING

More and more people let one of their spare bedrooms to tourists who have chosen this option instead of looking for accommodation in a hotel. There are a large number of web pages which arrange this possibility. The future tenant may view and reserve the room or the house which he/she prefers. However, is this legal? May we consider it an unfair competition regarding hotels, youth hostels or boarding houses? Today, we will look into this matter in the blog of Estate One.

TOURIST RENTAL HOUSING ON THE RISE

If we compare statistics concerning tourism in Spain in 2013 and in 2014, we see that supply and demand of tourist rental housing has increased considerably. This fact has led to a logical rise in people who wish to let their houses to tourists. The Internet has favoured this business through various platforms. Nowadays, it is easy to choose accommodation in tourist rental housing with unconditional guarantee because on the Internet you can view every single detail of the house you wish to rent. You can also compare and contrast opinions with people who have already been there.

A CONFUSING LEGISLATION

Tourist rental housing legislation changes depending on the region of Spain you live in. Two years ago, the government changed the Rent and Letting Legislation Act. This allowed each autonomous region to regulate its own legislation on tourist rental housing. This means that it can be legal or illegal depending on the region. We must point out that the hotel industry is very concerned with the rise of this ruthless competition.

TOURIST RENTAL HOUSING

In the region of Madrid, tourist rental housing is legal. However, the legislation requires that the minimum stay be five nights. This legislation also states that one is allowed to let the whole house, and not only one bedroom. Furthermore, the house which is offered to tourists must appear in the Records of Tourist Businesses and it must also have a tablet or plate to show it, as well as mentioning the price charged. Nevertheless, the harsh reality is different because it is estimated that the average stay is no more than two nights. Moreover, in many cases, only rooms are rented and not the whole house.
