According to the latest report of the European Central Bank ( July 2015 ), Spain is one of the countries which offers the cheapest mortgages in Europe. Three years ago, mortgages in Spain were much more expensive with a price differential above 4%. Nowadays, this differential is below 1%. The report of the ECB places our average interest rate at 2.12% which is below the European average of 2.22%.

ONLY 5 COUNTRIES HAVE CHEAPER MORTGAGES THAN SPAIN

In the European Union there are only 5 countries which offer cheaper mortgages than Spain. These are: Germany, Luxembourg, Austria, Lithuania and Finland. Other countries such as France, Portugal or Italy have a higher interest rate than Spain. Therefore, our country is one of the best options to sign up a mortgage. From December 2013 onwards, Spain has slowly been reducing the interest rate and thus, reaching a level below the European average. We must ask ourselves what has changed so that the mortgages have become more affordable.

THE BANKS HAVE OFFERED MORE CREDITS AND LOANS

The lowering of the interest rates as well as the all-time low Euribor have led to the drop of Spanish mortgages. In Spain, the interest rate has been reduced six points, whereas in the rest of Europe it has increased four points. The intervention of the ECB injecting money into European banks has contributed significantly to the drop in these interest rates. In Spain, there are, again, good opportunities to get a credit.

However, some conditions must be taken into account. Financial support in order to guarantee the purchase of the product is essential. We must not forget those terrible years of the property bubble, when banks signed credits and loans easily and overgenerously. This brought about very harmful consequences. Every bank competes with the rest and the drop of Euribor has made experts believe that interst rates may decrease even more.
