The present and the future of intelligent buildings

Each day, it is more and more usual to see intelligent buildings that make use of technology in order to offer their tenants a better and more comfortable lifestyle. We live in the XXI century, in the middle of the digital era, so naturally the real estate system is completely linked to advances in technology. As we have previously said in this blog, a building must be committed to the environment through energy efficiency and sustainability. We must take care of our environment so that the world´s resources are not used up and thus allowing the new generations a good quality of life. In this regard, intelligent buildings are crucial elements in the current real estate system. But what exactly are intelligent buildings? We consider them to be buildings that regulate, on their own, the temperature, the humidity, the lighting, the water consumption, the air conditioning and the central heating. In point of fact it is a question of buildings that are capable of improving their tenants´ well-being whilst enhancing energy savings. By means of home automation, the building itself recognises the users needs and hence the most adequate delivery is made available. These buidings combine the appropriate electronic and computer use pursuant to saving and well-being.

WHAT DOES AN INTELLIGENT BUILDING MANAGE TO DO?

Torre Picasso, in Madrid, is the first intelligent building that was constructed in Spain. It was planned by the Japanese architect Minoru Yamasaki in 1974, but it was not inaugurated till 1989. This kind of buildings have evolved very much since then. Nowadays, one of the most sought-after features of intelligent buildings is adaptability; which means being able to adjust a space to changing types of use. We live in a world where everything changes at breakneck speed. Thus, architects, who are aware of this, design buildings taking this fact into account. Security is a main issue in housing and office blocks. And, as we have previously mentioned, so is saving and commitment to the environment. We can state that at present, all modern conveniences are directly related to energy savings because if the building´s energy resources are made the most of, then the perfect atmosphere will be achieved without consuming more than is necessary. This is the key. If we make use of the planet´s resources in a responsible manner, our lifestyle will benefit in the long run. Imagine an office block with the usual working hours. If we programme it to stop consuming energy outside business hours (lights, central heating, air conditioning…), then there will be an enormous energy saving potential. This is why intelligent buildings are so important.

It is enough just to know how much money has been invested in intelligent buildings throughout the world to be aware of their importance. It is estimated that in 2015, a little more than 5.800 million euros were invested, in all the world, in this kind of buildings. Whereas, the forecast for this year amounts to nearly 14.600 millions. It must be said that in Spain we are still very far from leading countries such as the United States or Japan that have allocated, for many years, large resources to these buildings. In Spain, they are being introduced little by little. A good proof of this is that it is now usual for new construction in Spain to be monitored by home automation or intelligent gadgets.
