According to facts and figures, in January 2018, housing buying and selling has started the year making great strides. The figures speak for themselves. The Instituto Nacional de Estadística, shows that real estate deals have increased more than 23% (exactly 23,1%) during January 2018 with regard to January 2017. The total number of deals carried out amount to 47.289 which means it is the highest figure for nearly a decade. Recently, we wrote an article about housing sales in Spain which take place at a very swift pace. We said that the average period of time that a house lasts on sale is usually less than nine months. If we focus only on the city of Madrid, then the time is reduced to one third. Having seen these facts and figures, it is hardly surprising that the growth of real estate in Spain has progressively increased month after month. It is very significant that in the last 23 of 24 months there has been an increase regarding housing deals in Spain.
NEW HOUSING AND OLD HOUSING
In this blog, we recently wrote an article about the good forecasts regarding housing in 2018. In that article, we said that most real estate experts predicted a growth in this sector until 2020. Let us see what happens. Undoubtedly, the year 2018 has begun with the real estate market on the rise. Even though the old housing market is well in the lead with regard to new housing ( last January, 82,5% of housing deals were for old housing whereas only 17,5% corresponded to new housing), it is interesting to point out that the number of new housing deals increased 23,5% with respect to January 2017. These facts and figures are similar to the ones of resale homes whose sales have increased 23% with regard to January 2017. In January 2018, 39.017 resale homes were sold and these figures had never taken place since 2007. This means that although there still exists a difference in the number of deals between new and old housing, the new housing is little by little recovering from what it lost when the real estate bubble burst.
IN MADRID DEALS TAKE PLACE AT A GOOD PACE
According to the Instituto Nacional de Estadística, the real estate system in Madrid is going through good times. In January 2018, housing deals increased 14,2% with regard to January 2017 when 6.526 deals were carried out. Some real estate surveys show a revaluation in residential areas in the Community of Madrid with an increase of nearly 7%. If we only take into account the city of Madrid, then we can confirm a generalized rise in price which clearly reveals an existing demand and a difficulty in finding, at present, housing in Madrid. Indeed, the 21 areas in Madrid have increased the prices with regard to last year, and the areas in the centre are the ones with the steepest rise.
