Without a shadow of doubt, Madrid is one of the most requested cities in Spain concerning the purchase of newly built houses and flats. The key question is if there is enough land available for building. The forecast regarding this matter is not very optimistic. It is estimated that in a few years´ time the building land in Madrid will be used up. This is due to the recovery of real estate. New housing attracts buyers and there is little building land in the centre of the city.

In the centre of Madrid there is approximately 400.000 m2 of land available for building which would mean around 3.000 new housing units. According to recent surveys, in five, six or even seven years´ time, they will all be purchased.

A PRICE INCREASE

New housing units will logically increase their price in those areas of Madrid which are very much in demand. New housing units are in short supply in Madrid. Hence the fact that in some areas there has been an increase in the price. For instance, the price of housing has risen 3% in the centre of Madrid and 2% in areas such as Barrio de Salamanca, Retiro and Chamberí. The centre and the north-western part of Madrid are the most requested areas, whereas the southern part is not. One can never say if the prices there may rise in the near future.

SOME FACTS

In 2013, 240 million euros were invested in housing in Madrid. A year later, in 2014, it increased to 740 million euros, which is 200% more than the previous year. If we take into account this fact, we can foresee that new housing will be sold out rather quickly because in the first three months of 2015, 200 million euros have already been invested. The most appealing housing unit must have the following characteristics: it must be well located and built with excellent materials as well as having an attractive plan. Till when will this real estate market be available in the centre of Madrid?
