We can affirm that the year 2015 has ended with good prospects in relation to Spanish housing. Unfortunately, throughout many years it has undergone a very difficult situation. In September, in this blog, we talked about the sale of flats in Spain, and we mentioned that it was going through better times. Hence, we even dared to think about a small recovery in the sector. These figures have consolidated and strengthened. Thus, 2015 can be regarded as one of the best years in recent times.
THE BEGINNING OF A NEW CYCLE
The facts show that 2015 can be considered as the beginning of a new cycle in the Spanish real estate sector. The real estate crisis started in 2007, and it was not until 2013 that housing transactions started to see the light at the end of the tunnel. In 2014, Madrid and Barcelona showed an unquestionable recovery in the sale of rental properties.
This fact also took place in other cities, but at a slower pace. In 2015, due to the increase in the price of the land market, real estate deals have boosted. It is estimated that the price of land has risen nearly 10%, a fact which has not happened in a decade.
THE DRAWBACK OF MADRID: ITS LACK OF LAND
In spite of the good data, experts stress that we must proceed with caution. In Madrid, the increase of the price of the land market goes hand in hand with the lack of land available for building. This fact is a threat to the offer of new housing in many areas of Madrid. Moreover, it will also lead to an increase in the price in the near future.
In 2015, 45.000 houses were built. This figure can rise considerably in 2016, maybe reaching up to 60.000 houses. Madrid faces the problem of not having enough land available for building and this can only be solved with policies of urban regeneration
