Housing reinvents itself

Housing will change in order to make up for the shortcomings and deficiencies, which have been revealed by the current health crisis, regarding our homes. In other words: housing is going to reinvent itself, after the coronavirus, so that we do not miss those things that we found lacking during our confinement. In this blog, we wrote an article about the forecast for housing with regard to the COVID-19 health crisis.  In that article we stated that in 2020 a drop is expected and subsequently, in 2021 a gradual recovery will start which will be completed in 2022. It is obvious that this health crisis, never seen before, will affect all areas of our lives and thus, the real estate system. However, can we make something positive come out of this? How can we improve? This is what all real estate agents ask themselves in order to take up the challenge we are facing: learn from the experience so as to be more efficient and also grow in all its fields. With regard to housing, a lot has been spoken about its versatility during confinement. It has been made clear that we all want larger homes, but this is not always possible and therefore we sometimes have to look for solutions that will make the most of the space we have. In this respect, builders are already thinking about homes of the future, making them more adaptable in order to have more flexible spaces to be able to use them as required. This can be achieved with sliding doors or other ways which will allow to reuse the spaces and transform them to the taste of the user. During these months, we have seen how we might need to turn our home into an office, or even into a gym: spaces must be more alive than ever so that the users can adjust them to their own preference.

Many problems, which before slipped away unnoticed, have become manifest during this confinement. Living at home 24 hours a day, throughout several months, has little to do with spending there a small part of the day. During this confinement we became more aware of the noises that our neighbours made, and this led to a lot of complaints. Constructors have taken note of this issue and they know that they must make an effort to improve the quality of future housing. It is obvious that natural light is essential in a home. In addition, during confinement this matter has become even clearer and furthermore, it has become evident that a house with poor natural light is a sad place. Builders know this and they are going to make an effort to provide as much natural light as possible in future homes.

ABOVE ALL A LOT OF SPACE, THOUGH SHARED

We all know that confinement has brought to the table the need to make the most of the spaces in the house. The fact of having access to a terrace and a garden has become, for many people, a real necessity. Moreover, penthouses are more appreciated and valued than ever before. It is estimated that, in the future, new housing will have leisure spaces which will be shared by the neighbours (gyms, swimming-pool, working places and a sport venue), so that our homes do not end when closing our front door. It is a new housing concept which will take place in a not too distant future and so we must be open to receiving and accepting every change that will take place.
